WHAT COMMISSION DO REAL ESTATE AGENTS CHARGED?
Commission for the Real Estate Office - answering key questions
In the age of widespread access to the Internet, social media, and real estate portals, many people wonder whether working with a Real Estate Office makes any sense at all. Why pay for something we can do ourselves, when we have smartphones with excellent cameras, and artificial intelligence can generate a description that even an experienced copywriter would be proud of? Moreover, the web rarely provides answers to the key questions: how much is the agent’s commission and what exactly are we paying for?
The commission rate is not fixed – everything depends on the individual approach of a given office. Usually, in the case of property sales, commissions range from 2% to 5% of the property’s price. Furthermore, market practices vary – some agencies charge commission only from one party of the transaction (the Seller or the Buyer), while others charge both.
At WARSO Real Estate, we believe that in our industry there is no room for secrets or ambiguities. We are convinced that a successful transaction is the result of close cooperation between the Client and the Agent, and such cooperation is only possible on the basis of complete transparency, which is the key to trust.
How much will you pay when using our services? What actions do we take as part of our cooperation? You’ll find the answers in the following part of the article.
Commission rates and terms of cooperation
At WARSO Real Estate, we operate based on simple and transparent rules that protect the interests of our Clients. The amount of our commission is clear from the very beginning and is as follows:
- Sale of real estate: a commission of 3.5% gross (including 23% VAT) is charged exclusively to the selling party who entrusts us with the task
- Purchase of real estate: if you are looking for your dream apartment, house, or plot, our commission is 2.5% gross
- Rental of real estate: in this case, the fee equivalent to one month’s rent is paid by both parties to the transaction – the tenant and the landlord
The commission amount does not depend on the complexity of the transaction. Regardless of whether your property requires additional involvement (e.g., cooperation with creditors or a bailiff), the commission remains the same.
What do you gain by paying a commission?
The commission for our office is not a fee for an ad on a popular portal. It is an investment in comprehensive, professional promotion of your property, aimed at maximizing profits and minimizing stress related to the transaction. Below we present what you receive in return for our fee:
- Full support and a professional listing: We prepare the offer from A to Z, including a professional description, photo shoot, as well as a video, including a drone video, to fully showcase the potential of the property and its surroundings
- Effective promotion: Your listing appears on the most important real estate portals with high visibility. Additionally, we include it in the MLS system, which enables cooperation with other Agents and exchange of listings, increasing the chances of a quick and favorable transaction
- Support from start to finish: We take care of organizing viewings, open houses, and negotiations. We handle all formalities, checking land and mortgage registers, mortgages, and any outstanding debts. Thanks to full verification of documentation, you can be sure that the entire transaction will proceed smoothly and without unexpected problems
- Expert support in difficult cases: We specialize in selling so-called difficult properties. We conduct negotiations with creditors and bailiffs, ensuring the transaction ends successfully. Additionally, we know how to identify the potential in each property and connect it with the right Client
Working with WARSO Real Estate means true partnership. Since our remuneration is commission-based and we only collect it after the transaction is finalized, we share the same goal: a smooth sale at the highest possible price.
